HDB launched the tender of a commercial site at Sengkang West Avenue/Fernvale Road, next to Fernvale Point and Fernvale LRT station. The land parcel has a site area of 8,790.3 sq m and has a maximum allowable gross floor area of 26,370.9 sq m.
The tender exercise for this commercial plot attracted a total of 12 bids, with Earth Holdings, a subsidiary of Singapore Press Holdings (SPH), offering the highest bid of S$328 million.
A retail centre, as big as West Mall (in Bukit Batok) or two-thirds the size of Compasspoint , with a trade mix will cater to the needs of residents staying in Sengkang West and the Seletar area. This will definetely add to the amenities around Fernvale estate, which is currently served only by Fernvale Point and the newly opened Greenich V along Yio Chu Kang Road.

Great to hear that a new shopping mall coming soon at our sengkang west! Is any plan for the commercial ; residential site near sengkang SRC beside the new BTO Anchorvale Horizon? The SRC is the more popular ; important place for resident staying nearby . There is currently no plan for commercial buildings in Anchorvale But, there will be retail shops, such as coffeeshops etc in the Anchorvale Horizon.

Most of us here in SW are welcoming the news that there will be a new commercial complex coming our way soon in our neighborhood. However, it is also not unreasonable to assume that the cost of a decent meal will not come in cheap at the new mall as we all know that SPH has offered a bid that is 20% higher than that of the 2nd highest bidder. So, I am hoping that there is a plan of building a hawker centre in SW to cater the needs of middle to low income earners who are hoping to be able to get a decent meal at an affordable and reasonable price. In addition, you may want to share with us your thought on the future transportation expansion and improvement plan to cater the increasingly foreseeable increased ridership in SW especially Fernvale given the fact that there are now 8 BTOs at different stages of building progress around the area, which are slated to be complete in 4-5 years.

Thank you very much for the suggestions. NEA will be building an additional 10 hawker centres island wide and they are still studying the possible sites for these hawker centres. I would definitely welcome one in Fernvale and in fact have registered my interest with the agency.
As for the transportation in SW, the discussion with LTA and SBST is on-going and once plans are more firmed up, I will be most happy to share with our residents.

As a resident of Seng Kang since 2004, I realized that new HDB flats are on the rise. I know that Seng Kang is going to be a major residential area in Singapore. No doubt this place is going to be MEGA crowded (count the number of constructions going on at Seng Kang!)
It is indeed good news that there is going to be a new mall coming soon. It is high time to be frank. But when will this be ready? As it is, Compasspoint is I think managing at it’s full capacity. It has been a nightmare shopping in that mall recently. It has been harder and harder to get seats at the food court, the baby/nursery room now has a queue, certain items at the supermarket are now hard to come by! Sadly, sooner than later, all residents in SengKang will become nasty, mean and KS because of such triviality, if not then most will become nervous wrecks and stressful!

The tender has been awarded and I believe the developer will want to build the mall as soon as possible. I do not have the details yet but will announce to residents once the plans are firmed up.

I am a staff working at fernvale point. I heard that Fernvale Point was set as an interim building when URA announce in their master plan in 2008.
I welcome the new mall with joy as there are more amenties for us to enjoy but also having some anxiety with the uncertainity of the fate of fernvale point.
With the new shopping mall coming up, I wonder will Fernvale Point be tear down as planned or we can still keep our job there or we may loose our job or should start to look for other jobs when the new mall is ready in 2014/2015?

There is currently no plan to demolish Fernvale Point. The TOL for Fernvale Point still gas many years to go. We will make known to residents once the long term plans are firmed up.

Hi Dr Lam,
My family have been living in Seng Kang for almost 10 years and we love our Anchorvale area (Blk 317C & 317B Anchorvale Road) because of the quietness. However, ever since there were stone tables built under our blocks, we realised that our peaceful nights have been disturbed by many inconsiderate teenagers. Most of the nights (after 1030pm to 4am), we have groups of them sitting around smoking, blasting musics, chatting loudly, scolding vulgarities and even having intimate moments. We also understand that part of the reason is also because the blocks in our area are closely built together that it amplifies the noise and it is causing so much disturbance to my family and our neighbours. We have been contacting the police post to get their assistance to warn them and we do it so frequently that most of the time they could even guess which block I am staying before I even mention it to them. I am very concern that these teenagers will set a very bad example to the children living in my area and also continue to be a disturbance to my family and neighbours. I hope that you will look into this issue and consider removing those stone tables as we noted that these tables are only used by those teenagers. Thank you.

Thanks for the effort in bringing more amenities and activities to Sengkang west. With this, I believe that the home ownership on sk west has increased dramatically to have this. Could you also look into our transport system? The LRT is getting v crowded again. At peak hours, the cabin is always packed with people. What made matters worse is that people tend to push their way in. The condition I would say is worse than taking the sbs northeast line. I believe SBS is aware, thus they assign a staff at renjong station during peak hours to ensure that noone gets hurt when boarding the lrt. Is there a possibility to increase the lrt frequency please.
